We have been landlords in York for many years. But we have also lived in student houses in York and two of our landlords were renting themselves through an agent as recently as 2005. There were badly located, poorly maintained houses and even last year our agent attempted to effectively steal £500 of our deposit when the landlord refused to pay for maintenance the agent had arranged. We have been told we couldn't put up pictures, must redecorate at the slightest mark and even had the agent flatly refuse to fix things "because it would be too expensive". Experience has shown us that a poor or just inflexible landlord or agent can make for a very miserable year.

Our Houses

• All houses we advertise were bought specifically to let to University students. Their location is excellent as we have bought only in what we consider is the prime student location, a very short walk from campus, town, supermarkets,  videoshop, takeaways etc.
  
  
• Houses are for 5 to 7 people plus a lounge. - We've found this to be the ideal size for an enjoyable year
  
  
• All houses have large desks, office chairs, and double beds wherever possible
  
  
• All houses have integral smoke alarms
  
  
• All houses benefit from modern boilers and double glazing
  
  
• The majority of houses have two shower rooms
  
  
• All houses will have internet data points and TV points in all bedrooms

Our Management

• Our landlords are always available to respond to queries or suggestions and take pleasure in being able to say yes to most requests. Our aim is to respond positively to any suggestions for improving your house. We are NOT AGENTS and if you think something can be improved we have complete discretion to change it. So if you think the wall of your room would look better if it was moved then you can let us know. We can't guarantee we'll move it but we promise we'll listen!
  
  
• We actively encourage you to personalise your home and if you wish to paint your room to your liking, you are most welcome to!
  
  
• We have in the past kept deposits low as we recognize the difficulties in raising what can be £'000s just to leave with a landlord when finances are already stretched. We could keep deposits this low because the vast majority are returned in full, as we have realistic expectations of how you are likely to look after the house. We are not going to get excited about how clean the windows are or whether you have dusted the picture rails.
  
  
• We provide a pack of information with details of how you can help to maintain the house. We've also bought appliances new in the last few years so that breakdowns are minimised.
  
  
• We have established relationships with heating engineers, plumbers, electricians, builders, locksmiths and glaziers all of whom provide our tenants with a very high level of service often at short notice and unlike most, will bill us directly, rather than demanding cash from you when they call
