• Our 3 landlords are all ex-students, two of whom lived in the area we now have houses in whilst at Vanbrugh in the 1990's. Between us we have also lived in student housing in Leicester, flat shared in London and 2 were tenants themselves as recently as 2005. Over this time we've had experience of having our deposit unfairly retained and arguing with Landlords who have unfairly retained others deposits. We have therefore decided to charge no deposit at all
  
  
• We have around 10 years experience as landlords in York and have a track record of students staying on in our houses, or moving to our other houses, recommending our houses to friends and in the vast majority of cases we returned deposits in full
  
  
• We do not use an agent, so you speak directly to the decision maker who has the most interest in you and your house and can ensure that any issues you have can be immediately addressed, and any requests can get an immediate decision
  
  
• We do not keep office hours so you can call us anytime
  
  
• One of our landlords is currently writing up a PhD. The other two have a total of around 18 years experience working in international firms in the City of London. This experience of client service at a high level is reflected in the responsiveness you can expect from us as landlords
  
  
• We do not expect you to be perfect. You are meant to have a fun year and we aim to be realistic about mess and recognise that you are not at Uni just to learn to clean windows or wash up!
  
  
• When things do break we have established relationships with an extensive network of reputable builders, plumbers, electricians etc who are able to provide our tenants with a far faster and more reliable service than might otherwise be possible to arrange.

We consider that our experience of client service, of being students, tenants and landlords, coupled with our local contacts and resources enable us to be amongst the best landlords you will find. This is borne out by the sheer number of houses which are re-let to tenants or through recommendations to their friends.
