The following is a brief description of each of our houses. They are all located around Thief Lane, just off University road (out of Vanbrugh, turn left on the main road through campus, follow the road down the hill... Thief Lane is first on the right).

All houses have separate lounge, fully equipped kitchen, large desks, TV and Internet data points, double glazing, modern boiler, off street parking and garden.

We have compared our various houses and although all are very good we believe some are even better, for example because they have larger rooms or additional communal living space.
We have therefore split them into three categories, A, B and and C.
Cat A houses have a standard guide price of
£72.00 per room. Cat B houses £74.00 per room.
Cat C houses £76.00 per room.
Please note the Guide Prices are exactly that -
guides and we will always consider offers!
There are one or two houses with a small bedroom and the small room is available at just £62.

What if?
What if you see a house, would like it but don't like one thing about it, would like something added, or can't quite afford the guide price?
We are NOT agents. All of the houses on the site are owned by us and so we have complete discretion to change things if you think they could be improved.
Above everything at Yorkstudenthouses we aim to be reasonable and are always happy to listen to suggestions. In fact ALMOST ANYTHING IS OPEN TO DISCUSSION (from appliances to moving walls, even the price), so just let us know and we'll see if we can help...
A word on rents
Where do they come from? Do we just pick them out of the air? What's reasonable, how much profit are we making and can the landlord afford a new kitchen or to put in a pool? In the interests of openness we thought the folllowing might help!
A typical 6 person yorkstudenthouses house is now worth around £60,000 per room.
For it to be worth letting a house, landlords in Autumn
06 typically looked for a yield (ie rent) of between 6
and 9 %*. This is basically the amount that could be got
in the bank by depositing the money (or the landlord is
paying on a mortgage) plus a bit to cover maintenance,
insurance, complying with regulations, installing
alarms, annual services, advertising, furniture, carpets
etc etc and to compensate the owner for the risk of
investing in property and for the time they spend
managing the house. Since then as you may know interest
rates have been repeatedly raised by the Bank of England
(by 0.75%), so mortgage and deposit rates have shot up too. It follows
that the rent needed when paying the new interest rates
on a mortgage or to provide a reasonable return are now
around 6.75% to 9.75%.
6.75% to 9.75 % on a £60,000 room equates to an
average weekly rental of between £77.88 and £112.50
per week i.e. an average of £95 per
week. Fortunately other factors affect rents as well
as the landlord's costs. Landlords bear some of the
rise themselves and don't immediately pass on all
the costs to tenants, however hopefully these
figures give an idea of where our prices come from.
